Disappointing Follow-Up After Public Response Following my previous review, DAMAC publicly responded stating: "Your concern has been escalated to the respective team, which will connect with you on priority to address it." Unfortunately, despite this assurance, no one from DAMAC has contacted me to date. This is precisely the issue I highlighted in my original review. The problem is not only the delays and unresolved defects, but also the lack of meaningful follow-up and communication. Publicly acknowledging customer concerns is appreciated, but those commitments need to be followed by tangible action. For context, the initial snagging inspection was completed in June, and after nearly three months of waiting, a de-snagging inspection still revealed a significant number of unresolved issues. Since posting my review, I was hopeful that the promised escalation would finally lead to proactive engagement and a clear resolution plan. Unfortunately, that has not happened. I am now left wondering whether the response was simply a public relations exercise rather than a genuine attempt to resolve the matter. I once again request that DAMAC's senior customer care and management teams review this case, make direct contact, and provide a clear commitment regarding the resolution of the outstanding defects and the handover process. As things stand today, my experience continues to be defined by: Significant delays in rectification works. Outstanding defects remaining unresolved months after being reported. Poor communication and lack of follow-up. Commitments being made publicly without any subsequent action. I sincerely hope DAMAC takes the opportunity to prove that customer feedback is taken seriously and that resolving customer concerns is more than just a standard response to an online review. Rating remains: 1/5 until meaningful action is taken.

I received the keys to my new villa last Friday as a secondary-market buyer, and I already deeply regret purchasing a DAMAC property. DAMAC refused to provide a snagging report, telling me there was nothing wrong with the villa and that they only supply a report if defects are found. My independent snagging inspection identified numerous issues. I was told app activation could take up to 14 days, and although mine was eventually activated after multiple visits to the “Happiness Centre,” my mobile number still hasn’t been updated in their system, so I cannot use the WhatsApp service. Trying to reach an actual person who can resolve anything feels impossible, with communication repeatedly leading to AI. The AC was broken, and it took three days for someone to attend at an agreed time. The house is also full of cockroaches, which DAMAC dismissed as an “internal issue.” The permit fees for work inside my own home are excessive. I applied and paid for my garden NOC four days ago, but it still hasn’t been issued, preventing my gardener from completing the work. Meanwhile, I cannot apply for access for my painters because only one application is allowed at a time. I have repeatedly emailed without receiving a response. Four “contact” addresses, yet no one responds or takes ownership. What should have been an exciting milestone has become an exhausting experience of chasing basic services, dealing with restrictions and paying fees while requests remain unresolved.

Initially I had issues regarding AC repair work for my AC unit and it required touch up paint and cosmetic repair to return to original condition under Damac DLP. My repair was complete but not quite finished so I made an average review initially. After an hour or so the repair team was at my door and a follow up from Mubashir. I was surprised to see him follow up on this review. Opened the ticket and actioned what I needed done. I spoke to him in the past and he actually remembered we were due to have a child and even congratulated us. I appreciate the sense of urgency and thoughtful, intentional interaction. Five star this time 👍

We have already paid approximately 70% of the agreed payment plan on our DAMAC property, representing a very significant part of our life savings. Unfortunately, our business has been affected by the wider economic uncertainty and ongoing conflicts in the region. The main impact has been on the margins the business is currently able to generate, meaning that it no longer has the surplus funds available at this time for me to release personally to meet the final two instalments. Throughout this period, I have remained in constant communication with DAMAC. I have answered calls and emails, explained our position openly and transparently, and have made it clear that I am fully committed to completing this purchase. We are not trying to avoid our obligations or walk away from the property. I have also clearly stated I accept any late payment penalty charges. What has been particularly upsetting is the change in the way DAMAC has dealt with us. In earlier communications, we were given the impression that they understood our circumstances and that we should continue paying what we could, when we could. More recently, however, we have been dealing with a collections representative whose approach has felt extremely aggressive and pressurising, including repeated threats over the past month that a termination notice may be issued. I have previously tried to obtain personal finance in the UK, but lenders have been unwilling to lend against the Dubai property at this stage, particularly given the continuing uncertainty affecting the region. I am also actively exploring ways of releasing capital from business assets so that the outstanding instalments can be dealt with. Importantly, with approximately 70% of the purchase price already paid, I do not expect financing the remaining balance to be a problem once the property reaches handover and a mortgage can be obtained. This is made even more frustrating by the fact that the property was originally due to be handed over in March 2026, but we are now being advised that handover is not expected until at least October 2027. Had the property been handed over according to the original timetable, a mortgage could have been arranged to cover the final handover payment and the last two outstanding instalments. The substantial delay therefore has a very real impact on the position we now find ourselves in. What concerns me most is that, after paying around 70% of the purchase price, we are now being threatened with termination and potentially losing a very substantial amount of our life savings, despite remaining fully engaged with DAMAC and committed to completing the purchase. My understanding of our contract is also that DAMAC should not be entitled to demand payments ahead of the actual construction progress of the project. We have paid approximately 70%, while the RERA-recorded project completion percentage appears to remain below 70%. I have raised this point, but so far I do not feel it has been properly addressed. I fully accept that we have contractual obligations and that payments are due. However, I believe there should be a proportionate and reasonable way of dealing with customers who have already paid the majority of the purchase price, who are facing temporary cash-flow pressures, who remain in continuous communication, and who are clearly committed to completing their purchase. We are simply asking for reasonable additional time, particularly given the significant delay to handover. I would urge DAMAC senior management to review our case rather than allowing it to be handled solely as an aggressive collections exercise. We remain committed to completing the purchase and are asking for a sensible and fair solution.
