This company needs to be put into insolvency,wiped off the planet,then rebranded with people who know how to treat others and not make the rules up as they go along,the ever moving goal posts and red tape are horrendous,it took fourteen month to repair a leak in my hall way,and one week to be told not to use communial water for personal use,these places are a breeding ground for bullying ,intimidation,and tittle tattle,indipendant living my eye,dictatorship,controlling,inprisonment at its best,the service charges are astronomical,and are almost non existant like having a main front door broken and open to anyone with anything in mind,and they have the gaule to move us from vulnarable to independant living,its a joke. As the say fur coat no draws.

One star is generous I've been an Orbit tenant for nearly 20 years. This isn't about 1 bad repair. It's a documented history of sewage, missed works, unresolved testing, prolonged decanting, contradictory decisions & repeated complaint handling failures The earliest sewage related Orbit record I hold is dated 12 August 2009, recording a leaking toilet soil pipe exposed at a joint. On 1 October 2009, Orbit records refer to sewage waste coming back up into ground floor sinks affecting numbers 23–27 On 16 June 2025, sewage was again reported overflowing into my home & backing up from the toilet into the sink. On 24 July 2025, Orbit contractor MPS produced Work Ticket 5029039 recording sewage affected laminate, suspected sewage beneath the flooring and work involving about 6m² of sub-floor and 25m² of laminate. Testing was expected, but the later complaint record states that no swab/biohazard testing equipment attended Proper testing in July 2025 could potentially have answered the contamination question then. It did not happen Orbit settled my disrepair claim in December 2025. The settlement required identified works to be completed within 120 days, by 3 April 2026. Orbit’s later chronology records flooring completion on 14 April, after that deadline, with further references to recalls, delay and outstanding disrepair related works afterwards. Those works are still not complete today On 28 June 2026 my family was decanted. As I write this on 28 August, we are still in temporary accommodation. I repeatedly asked for proper environmental & microbiological testing of flooring, sub-floor material, substrate & other potentially affected areas, with laboratory analysis, chain of custody and objective clearance evidence. By 28 July Orbit confirmed microbiological sampling would be undertaken after discussions with Medway. On 29 July Medway Environmental Protection recorded that possible remaining biohazards had not previously been tested and that testing was required to establish whether contamination remained I later discovered, through a Subject Access Request, that testing on 2 July detected coliforms at the ground-floor kitchen outlet; Orbit received the results on 8 July, raised remedial works on 9 July, and cleaning, disinfection, flushing and resampling were required. On 14 August Orbit confirmed those remedial works had still not been completed. The resident communication I received on 8 July did not tell me coliforms had been detected The decant has brought repeated accommodation changes, payment/AssureSign issues, uncertainty and decisions made without proper consultation. Orbit knows I have a documented mental-health disability following a road traffic accident. On 14 August an Orbit senior manager wrote that my family would not have access to our home while works were carried out and that the locks would be changed. Yet on 8 July Orbit’s Interim Repairs Operations Lead had proposed attending throughout works and meeting me on site “for transparency”. Orbit has been asked to explain what materially changed By 25 August I had supplied the Housing Ombudsman with an evidence pack containing 19 separate Orbit Stage 2/final complaint responses issued during 2026 alone. Orbit itself upheld or partially upheld a number of them I have also had serious Subject Access Request and information-governance problems, including apparent failures to register or properly complete requests. Those matters have now reached the ICO Some individual employees truly have tried to help. The wider system is the problem: fragmented ownership, contradictory communication, missed deadlines, repeated extensions, poor record reconciliation and an apparent inability to bring a longstanding case to a safe conclusion If Orbit disputes this review, I invite to contact me directly. Contacted Orbit via the Live Chat service. Casey picked up really quickly understanding my issue regarding a mutual exchange and promptly took action to arrange due the team to contact me directly. The ONLY thing with this service, and maybe it was my iPhone, is the SEND box hovered over the line of text so it was difficult to see all the words that were being typed so I needed to go back in and apologise for the incorrect wording and gobbledegook logic!

After informing Orbit of a suspected breach of tenancy by way of a neighbour not using her property as her primary address since November 2024 and living with her mother, Orbit don't have any issues with it. Orbit said they could find no wrong doing in their investigation, but i believe that to be a load of bull because how can an investigation take place by an Orbit bot when no one has left the office. I thought an investigation was conducted by home visits and surveillance, but that's clearly not the case. Orbit would say there is no wrong doing because they have been caught out, by receiving over £13,000 in rent paid for by the government in this breach of tenancy. As long as Orbit receive the rent they don't care what you do with the property, which sends a clear message to others. As she is clearly breaching her tenancy she should be made to leave, and give the property to someone that wants a home. The date of experience doesn't go back far enough. 11/2024
